First-Time Home Buyers: What you should inspect after collecting keys from the developer?

Inspection day is one of the most exciting moments for home buyers when it is the moment that you have been waiting for months before you are able to enter your house officially for the first time. Home inspections can be tedious and takes time as you must inspect every corner of your home before identifying the issues to the property developer. Property developer will rectify the problems for free during the first month.

Here are some crucial points to inspect your home when you collect the keys:

  1. Foundation: Look at the base of the walls and the ceilings in every room. Are there any obvious cracks or apparent shifts in the foundation? Do the same at the garden and car porch. Are there any trees encroaching on the foundation?
  2. Interior evidence of leaks:  Is there any leakage around windows, ceilings, and walls in every room?
  3. Cracked Walls and Floor Tiles:  
    1. Walls: Check for the cracks that are both horizontal and vertical or the ones that are growing. The hairline crack is not a serious issue as it can be sealed with a concrete sealer.
    2. Floor tiles: Look out for cracked tiles or uneven tiles and request for tiles replacement.
  4. Electrical:
    1. Switch on all the lights, ceiling fans and let the air conditioning running for a long time. This is to make sure that the circuit breakers will not trip or burn out.
    2. Make sure all the electrical sockets are working.
  5. Plumbing:
    1. Flush all the toilet bowls to ensure they are working well.
    2. Keep the water running on sinks, in the bathrooms and laundry area, to ensure that flooding and clogging won’t occur.
  6. Doors & Windows:
    1. Doors: Opening the doors widely and then, closing the doors as to inspect if the doors would be stuck or trap to the floor.
    2. Glass Doors/Sliding door: Make sure the glass door is running on the tracks and able to be locked, without adjusting the doors to be parallel to each other.
    3. Windows: Trying to open and close windows without feeling stuck or require a ton of muscle to open or close it.
